About This Template
This Section 8 notice template covers all grounds for possession under Schedule 2 of the Housing Act 1988. Under the Renters' Rights Act 2026, Section 8 becomes the primary route for ending a tenancy — making this the most important eviction document for UK landlords.
When to Use
- Tenant has 2+ months of rent arrears (Ground 8 — mandatory possession)
- You need to sell the property (Ground 1 — prior notice required)
- You want to move back into the property (Ground 1)
- Tenant has breached the tenancy agreement (Ground 12)
- Anti-social behaviour or damage to property (Grounds 14/13)
- Any other ground under the Renters' Rights Act expanded framework
