About This Template
This inventory template provides a room-by-room checklist for recording the condition and contents of your rental property at the start and end of a tenancy. It's your primary evidence in deposit disputes — without a signed inventory, the TDS will almost always rule against the landlord.

Important Notes
Take dated photographs of every room and any existing damage. Have the tenant sign the inventory at check-in — an unsigned inventory carries far less weight in TDS adjudication. Keep a copy for yourself and provide one to the tenant within 7 days of check-in.
