Gas Safety Certificate for Landlords: Requirements & Costs 2026

Every landlord with gas appliances in their rental property must have an annual gas safety check carried out by a Gas Safe registered engineer. You’ll get a CP12 certificate (the gas safety record) which must be given to tenants within 28 days of the check. No certificate means no legal let.

What Does the Inspection Cover?

The engineer checks all gas appliances, pipework, and flues. They test for leaks, ventilation, and safe operation. A standard check costs £60-£90 and takes about 30 minutes per appliance. Book well before the expiry date — you can have the check done up to two months early without losing your renewal date.

What If You Don’t Comply?

Fines of up to £6,000, a criminal record, and inability to evict your tenant. Without a valid gas safety certificate, you cannot serve a Section 21 notice.
