The Renters' Rights Act rewrote your paperwork. Here it all is, £19 once.

Since 1 May 2026, landlords in England face civil penalties from £4,000 for missing paperwork the law never required before. What's in the pack

15 editable Word documents, organised the way you'll actually use them.

Serve on every tenancy

  • Periodic Tenancy Agreement

The post-May 2026 agreement: no fixed term, Form 4A rent reviews, 28-day pet consent, statutory possession grounds.

  • Written Statement of Terms

The document the Act now requires within 28 days of every tenancy, with a tenant acknowledgement slip.

  • Information Sheet Covering Letter

A plain-English letter for serving the written statement plus the official GOV.UK information sheet, with a signed receipt slip.

  • Deposit Prescribed Information

The s.213 form you must serve within 30 days of taking a deposit. Get it wrong and possession is blocked.

Your evidence trail

  • Proof of Service Log

A dated record of every document served, with an evidence column. Civil penalties turn on what you can prove you served, and when.

  • Inventory & Check-in/Check-out Form

Room-by-room condition evidence. Without a signed inventory, deposit disputes almost always go to the tenant.

  • Awaab's Law Response Log

A dated damp, mould and hazard response record matching the statutory investigate-and-fix timescales the Act extends to private rentals.

When things happen

  • Section 13 Notice (Form 4A) + Covering Letter

The prescribed rent increase notice plus a plain-English covering letter that reduces disputes and Tribunal referrals.

  • Pet Request Form + Response Letter Set

The tenant request form plus three landlord letters: consent, consent with conditions, and reasonable refusal. You must respond within 28 days.

  • Section 8 Notice with Grounds Matrix

Your only possession route now. Every ground with its notice period, mandatory vs discretionary status, and evidence needs.

  • Deposit Deduction Schedule

Itemised end-of-tenancy deductions with evidence references and fair wear-and-tear rules. What adjudicators want to see.

  • Tenant Move-Out Checklist

A pre-departure checklist that prevents deposit disputes before they start.

FAQ

How is this different from the £9 Landlord Paperwork Pack?

It includes everything in the £9 pack and adds the compliance layer the new law created: the written statement and covering letter, the proof-of-service log, the Awaab's Law hazard log, the pet response letters, the Form 4A covering letter, the deposit deduction schedule, and the one-page summary. If you only want the original 5 documents, the £9 pack is still available.

Is the official government Information Sheet included?

No, deliberately. The information sheet is a government-prescribed document that must be downloaded fresh from GOV.UK for each tenancy, because the government can update it. The pack includes the covering letter for serving it correctly and tells you exactly where to get it.

What format are the documents?

Editable Microsoft Word (.docx), 15 documents delivered instantly as a single ZIP. They open in Word, Google Docs, Pages, and LibreOffice.

Are these legally compliant?

They are drafted for the Renters' Rights Act 2025 regime in force in England from 1 May 2026, referencing the underlying Housing Acts. They are templates, not legal advice; for unusual circumstances we recommend a solicitor review.

Do I get updates when the law changes?

Yes, free and by email. The PRS Database and Ombudsman rollouts are still coming; when documents change, you get the new versions at no charge.

Refund policy?

14-day no-questions-asked refund. Reply to your purchase email and we'll refund.
